How this calculator works

The calculator scales your amount by the ratio between the House Price Index at your "from" month and your "to" month — the same index-ratio method used by the general inflation calculator, applied to house prices instead of the general CPI basket.

Does this tell me what my house is worth?

No. This calculator applies the UK-wide average House Price Index trend to a figure you enter — it does not know anything about your specific property, its condition, or its local market. For an actual valuation, an estate agent appraisal or a chartered surveyor is the right tool.

Why might my local prices differ from the UK-wide figure?

House prices vary a lot by region, city, and even neighbourhood. The UK-wide index smooths over all of that. A property in a fast-growing area could easily have outpaced the national average, while one in a slower market could have lagged behind it.

How is the House Price Index calculated?

HM Land Registry and the ONS build the index from actual completed property transactions using a hedonic regression model, which adjusts for changes in the mix of properties sold each month (more flats sold one month, more detached houses the next, for example). This is why the Index is a more reliable trend measure than simply tracking the raw average price.

Why does the data lag by a couple of months?

The index is built from completed sales that have been formally registered, which takes time after a sale closes. HM Land Registry typically publishes each month's figures around two months later — so the 'latest' data here is usually the most recent complete measurement available, not last month's.
